Our foundations lie in the work done at Viability, a PropTech startup that tackled some of the most pressing challenges in real estate development, specifically site feasibility, cost modelling, and planning policy analysis.
Viability gave us deep insight into the intersection of data, regulation, and investment decision-making, knowledge we now bring to our consultancy clients in multiple sectors.
At Viability, the challenge was clear: property developers, especially smaller firms, were spending months appraising potential sites, only to discover too late that they were financially or technically unfeasible. The goal was to turn that process into something faster, more accurate, and less risky.
The solution was a platform that could integrate multiple datasets, geospatial boundaries, property ownership data, transaction prices, planning constraints, and build cost models and deliver a full site appraisal in minutes rather than months.

The article explained how the Viability platform harnessed HM Land Registry’s National Polygon Service and Price Paid Data alongside other sources to automate site assessments. This not only reduced time and cost but also gave developers the confidence to explore more opportunities with less risk.

The piece highlighted our analysis showing that rigid affordable-housing requirements—such as mandating 50% affordable homes on “grey belt” sites—could make 80% of small development sites financially unviable. Adjusting that threshold to 35% could significantly increase the number of viable sites, potentially unlocking development capacity.
